If you plan on putting your home on the market any time soon, now is a better time than ever to declutter and clean out your garage. According to the Wall Street Journal, data compiled by researchers at Realtor.com found that the size of your home’s garage and affect the home’s asking price. Parry Custom Homes, a Pittsburgh custom builder, explains the findings and what they mean for a soon to be home on the market.
When realtor.com did an analysis on median listing prices per square foot, it looked at all single-family homes from January 1st to October 31st of this year to find out how much more sellers tend to ask per parking spot in their home.
There was a sharp rise for three-car garage homes, which were price 11.5% higher than those with a single parking spot. Most homes have two-car garages and those homes made up 65% of the listings in the study. Three-car garage homes tend to be larger and higher end, which bumps up the overall pricing.
This makes sense that homes with a seven-car capacity had a sharp increase at asking 31.4% more than one-car garage homes. The ability to park in the driveway and on the street of a home, also played a factor in that it was a nice feature to have, even if it was just a two-car garage.
Oddly enough, homes with two-car garages were 2.71% less expensive than homes that fit a single car. While this small difference is the result of mixing listings, single-car homes are more likely to be smaller places, which fetch a premium nationally on a per-square foot basis.
So, no matter the size of your homes garage, make one-car, two-car and above size garages look even bigger and more spacious, by having them cleaned out and decluttered before you put your home on the market. A clean and tidy garage will automatically look more spacious and appealing to a buyer, than a dirty and cramped garage which will leave buyers thinking the home doesn’t have enough space or storage to house all household needs.
