Top considerations before tackling a DIY bathroom project

If you are planning to sell your home this spring or just simply plan on making some updates to your own home this year, the bathrooms in a home are a main make or break decision maker that buyers look for in a new home, as well as the place in which homeowners spend a good deal of time in as they get ready for and wind down each day. Parry Custom Homes, a premier Pittsburgh on your lot homebuilder, shares tips on what to be aware of before you tackle your bathroom remodeling project.

One of the first things you need to do before even going to the store to look at items for your bathroom remodel, is to properly layout and space the bathroom and the adjustments or renovations you plan to make.

A far too common mistake when homeowners try to tackle a DIY bathroom project, is underestimating the amount of space in their bathrooms. You may be eager to find great new items for your bathroom, such as new cabinets, sinks, storage, etc. however, you need to be sure you measure and apply what makes sense for the space you have before purchasing anything. Just because something may fit in your bathroom, doesn’t mean it is the right size for the space.

The next thing you need to think about and plan, is where things need to go and what makes sense for room and location. For example, if you are redoing the shower in the bathroom, be sure to leave more than enough room so that shower doors can fully open and close to get in and out of easy. Also, be sure if there are doors in the bathroom, all doors can open without bumping into anything.

Then there are smaller things to consider, such as the number of outlets and the location of those outlets. For example, you will want to have outlets by the sink so that you could plug in hair dryers, lights and so on. You also need to be sure to position things like towel and toilet paper holders at the right height and location.

The next thing you want to do is be sire not to choose the wrong materials for your bathroom. For example, be sure to only select materials that can stand up to harsh cleaners, as well as the moisture that you will run into in a bathroom space. Do not go with any porous materials that will retain moisture and cause hidden mold to grow over time.

Another item on your list you will need to be sure is at the top of your list, is proper ventilation for your bathroom. If you forget this step or don’t allow for proper ventilation, your bathroom can end up with mold, mildew and other costly problems as time goes on. It is also very uncomfortable to be in a bathroom that has poor ventilation. One small but powerful thing to do is be sure to install a quality ventilation fan. These can typically cover any size bathroom and will do wonders in keeping any mold or mildew at bay.

Once you have these items in place, be sure to think about your bathroom lighting. While this often falls as one of the last items on a bathroom to-do list, as you very well may know poor bathroom lighting can cause major issues. No one wants to have to get ready in a dimly lit bathroom, so be sure to install the correct type of lighting as well as the correct amount of lighting to your liking.

Lastly, don’t let storage fall by the wayside. Especially if you are selling your home, a major downfall of buyers losing interest in a home is if there is little to no storage in the bathrooms. Be sure to consider things like toiletry, towels, paper products and so on that most homeowners like to keep in their bathrooms and want to have room for.

These simple tips will give you the best chance at a great DIY bathroom project!

7 Places Sellers Forget To Clean- Part 2

7 Things Sellers Forget To Clean

7 Things Sellers Forget To Clean

Last week, Parry Custom Homes shared the first 3 tips in how to make your home looking move-in ready before you place it on the market, in hopes to move into your new Parry Custom Home as soon as possible! Here are the final 4 things to make sure you cover in your home, before putting it on the market.

The fourth item that is often forgotten about by sellers is light bulbs. Most know that dusty lights are off-putting in general. However, it’s good to remember to clean the bulbs in the house to make your home seem brighter and more appealing overall. All you have to do to clean your bulbs is turn off the fixtures, let the bulbs cool and dust them when they are cool with a dry cloth.

The fifth item that should be on your list is the ceiling fan. Buyers are going to not only flip the lights on and off in your home, but test out the ceiling fans as well. Make sure your ceiling fan is a cooling tool and not a wobbly mess. Also, be sure to dust it thoroughly so there is no dust or allergens coming down.

The sixth item to be sure to check is your washing machine, especially if you have a front loading machine that tends to seal so well that it can become breading ground for bacteria. Don’t let a buyer’s excitement over a new washer-drier set get slammed quickly by the smell of mold. To clean your machine, leave the machine door ajar between loads to air it out. After each cycle, wipe down the door and rubber gasket with a clean microfiber cloth. Clean the detergent dispenser the same way, but just twice a month.

The seventh and final thing to make sure you clean before putting your house on the market? The kitchen trash can. Taking the trash out before a showing is obviously ideal, but make sure the smell of the trash can goes with it. Empty the trash can, rinse it out outside with a garden hose and then spray the inside and outside with disinfectant spray and rinse again.

Hopefully these tips help complete your home to be market-ready so you can move into your new Parry Custom Home as soon as possible!

7 Things Sellers Forget To Clean

Are you looking for Pittsburgh home builders to build your new home and needing to sell your current home at the same time? If so, chances are you’re overwhelmed with trying to find a new home while trying to prepare your current home to be market-ready and sell fast. If this sounds like your current situation, then Parry Custom Homes is here to help. Not only can they build your new home just how you dreamed, but they also have helpful tips in making sure your home is in tip-top condition to sell fast.

There are 7 common areas of the home that many sellers forget to consider or don’t even think about cleaning before putting their home on the market. Don’t be one of the sellers that make these mistakes! Parry Custom Homes shares the top 7 tips to make sure your home shines the best it can and is the most appealing to buyers.

First, the bedskirt is one of the most commonly items left unclean when buyers go to sell their home. No one wants to see a dingy bedroom, let alone a dirty dust ruffle gathering at the bottom of a bedskirt. The solution? Throw this in the wash with the rest of the bedding, if washer safe. If you can’t wash it, consider purchasing a cheaper version for showings.

Second, invest in drawer organizers. When sellers are setting the table, they look for flatware and not crumbs. People are going to be opening drawers and cabinets as they walk through your home to see the storage they are working with and you don’t want to gross them out by what they see behind closed doors and drawers.

The third items on the list sellers forget to clean? The dishwasher. This may seem odd, but over time bits of food and residue can cut down on the machines overall effectiveness. Savvy buyers are often looking for outdated appliances. Help your cause by running the dishwasher on a rinse cycle, once a week without the dishes.

Check back next week for the final 4 tips in making your home market ready!
