As the winter season approaches this holiday season, you may feel like the furnace in your home never stops running. Did you know there are common mistakes many homeowners make when it comes to heating their home? Who knew there were so many common faux pas to home heating? First, be sure not to abuse your thermostat. If you come in from outdoors and you’re chilled and want to warm up fast, the key is not to crank up your thermostat. In fact, no matter how high your temperature is set on your furnace, the heat isn’t going to come out any faster or warm you up any quicker. So, keep your heat at it’s normally temperature and just warm up with an extra blanket or sweatshirt until your body catches up!

Second, don’t let your windows leak! If a drafty window is left alone it can consume up to 30 percent of your home’s energy usage! If you have older windows and feel like your energy bill is higher each year, this is the culprit. Check your windows by putting your hand around the perimeter of each window. If you can feel cold air seeping in, it means that your heat is leaking out! If locking your windows doesn’t stop the draft, seal the leaks with caulk along your window’s seal.

The next is to not leave your bathroom air exhaust fan on for too long. Leaving this fan on for too long will take the warm hair from inside and pump it outside. Not what you want in the middle of winter! The best use for your exhaust fans is best to use them after a steamy shower to prevent mold and mildew growth.

The fourth tip for your home (and commonly made) mistake many homeowners make, is closing vents in unused rooms. It may seem like a logical thing to do, but blocking heat access by closing vents is actually less efficient than heating unused rooms and won’t save you any money. To add to it, doing this can actually imbalance your home’s energy system which intern, strains your furnace and creates the cold room effect. The best rule of thumb is to leave vents and doors open and allow your homes HVAC system to circulate evenly.

Lastly, using a dirty air filter will be a major no-no you’ll want to correct. Dirty air filters reduce the airflow in your home, forcing your furnace to work harder. Plus, it creates more dust and increases the air pollution in your home. Check and replace your air filters on a regular basis so you can help the heat in your home run as efficiently as possible.

It is hard to believe that fall is around the corner and before you know it, we will be full steam ahead into the holidays! If you have moved into a new home or plan on moving into a new home before the holidays, you may be planning already for guests to stay at and see your new home in the coming months ahead. First, be sure to make your home feely cozy from the time they enter for their visit. It is best to give your home a good deep cleaning before guests arrive, to ensure a great first impression and level of comfort on their end. The phrase “a clean home is a happy home” applies here.

A great way to add an extra sense of “coziness” to your home is to light candles with scents like apple spice or vanilla, to fill the air. Lighting a fireplace can also add to an extra cozy atmosphere, especially if the air is chilly. Playing some soft music will add a relaxing tone to your home. Another great tip is to keep the overhead lighting off and rely on lamps to warm up your home with light.

Another nice touch to add to your guest room is to clear out a closet and provide hangers for your guests to hang their clothes and not have to live out of a suitcase. You could also clear some drawers for them to put clothes as well.

A wonderful idea that will make your guests immediately feel welcomed is a welcome basket in their room when they arrive. Some great items to add to their welcome basket are things like: travel size toiletries, cozy blanket, snacks, card games, magazines, or a candle.

Another great idea whether in the welcome basket or on a nightstand, is to leave information like the Wi-Fi password, an alarm code, the street address of your home (for an emergency), and things nearby they mat enjoy like a coffee shop, gas station or pharmacy. These small things can make your guests feel incredibly welcomed into your home.

Lastly, be sure to keep the kitchen open and allow items set out so they are easy to find. For example, setting up a coffee station is a great idea that you could pair with tea, hot chocolate, etc. It’s also a great idea to keep snacks available for people in between meals, like sweet treats or savory munchies. It is a good idea to opt for buffet style meals to help feed a larger group and make sure your guests have options and enough food to satisfy.

The most important tip of all? Relax! The holidays are a time to relax and enjoy the company of your friends and family, which in the end will make them feel the most welcomed of all.

These three fall ideas below only take about 5 minutes each to complete and you may have most of the supplies on hand already, which is an added bonus! Another added bonus is many of the fall decorating items are on sale now that the winter holiday items have hit the shelf. So chances are these décor items will cost you little to nothing.

The first fall item you can add to your home is leaf luminaries. This is a great way to incorporate fall into your home while also creating a warm and cozy atmosphere for you and your guests. Take faux fall colored leaves and use a rubber cement or clear glue to adhere them to the outer part of the glass, covering it completely. If you have recently had a baby or have little ones at home, chances are you have become increasingly more aware of the things you need to do to your home in order to baby proof it and make it safe. If you have recently had your first baby, you may not be sure of what all you do need to childproof or even how is best to childproof your new home. Before you childproof your home, it is good to know what you are guarding against. The Center for Disease Control and Prevention has identified many ways children can get hurt. Falls account for the most emergency room visits. The most common accidents with falling are children falling down stairs, out of windows, or off high places within the home, furniture and high objects onto children is also a frequent occurrence so that should be guarded against as well.

The remainder of injuries to children happen as a result of things like electrical shocks and burns, water hazards and accidents of ingestion of common household items or medicines.

However, it is good to keep in mind while the news and media may make it seem like everything is harmful to your young ones, in reality most injuries stem from regular household items like chairs and furniture rather than exotic items.

Below are some tips for how you can baby proof your home, without having to purchase anything.

Although it may sound silly, get on your hands and knees and start at your front door and make your way around your home. This is the best possible vantage point to see and figure out the things you need to baby proof in your home and often allows you to catch things you may have overlooked while standing on two feet instead of four.

It is best to not use baby walkers or use them very cautiously if you do. They increase your child’s mobility and with that comes access to dangerous areas.

Always be there when your baby is in the bath. Don’t rely on bathtub supports and rings to keep them sturdy.

When it comes to your crib, either purchase a new crib or make sure your old crib conforms to the most recent CDC-mandated guidelines for safety.

Be sure to tuck electrical cords away and push heavy furniture in front of outlets. This will prevent your children from pulling the cords.

Keep any store medicines or cleaning fluids on high shelves.

Turn down the temperature of your water heater to avoid any scalding.

The safest window coverings for children don’t include any cords that could potentially harm a child. If you have cords on your window coverings, separate or cut window blind cords if you have them in your home.

Be sure your smoke alarms and batteries are fresh.

Make sure your workshops and hobby rooms that contain any tools are locked up to prevent any accidents.

If you have guns, store them trigger-locked and out of sight in locking gun cabinets. Do not rely on trigger locks alone.

Lastly, remove area rugs and runners near staircases or other dangerous areas.

There is even information to let you know the student-teacher ratio, student diversity by race and gender, and whether or not the school has a free lunch program.

Even though it seems as if multi-family homes and apartments are going up everywhere around you, Americans still want to own homes — if they can afford to. That’s the finding of a report released by the Harvard University Joint Center for Housing Studies. Even though multi-family housing seems to be on the rise in so many new developments and up and coming areas, owning a home is still the goal of most as long as they can afford the monthly payments and upkeep. The pressures of student debt, rising rents and the leftover wreckage from the nearly decade-old housing bust have restrained people’s ability to buy, even though the dream remains alive. The recent report sees reasons for both optimism, as more millennials are poised to leave the nest as well as concern with arising numbers of renters facing extreme costs.

Those factors could determine whether the share of Americans who are renting keeps rising or whether the nation’s homeownership rate can rebound from a near 48-year low of 63.5 percent.

Here are other major trends documented in the report:

More household formation:

Americans formed 1.3 million new households in 2015, a return to normal pace of growth. Much of last year’s increase reflected an aging population in which more households consist of adults older than 65. But the Harvard analysis says the increase in households should continue because of the influx of millennials, which it defines as those born between 1985 and 2004.

Millennial household formation is expected to average more than 2 million annually over the next several years, a surge that will likely further raise demand for rental units.

Larger houses, smaller apartments:

Some people might love those tiny houses, but most yearn for extra space. The median size of a newly built single-family house was a record-setting 2,467 square feet last year. By contrast, the median unit in a new multifamily building has shrunk to 1,074 square feet from a peak of nearly 1,200 square feet in 2007.

Home building up but still low:

Homebuilders broke ground on 1.1 million properties last year, a healthy 10.8 percent annual increase from the depths of the recession. Before 2016, apartment buildings, more than single-family houses, drove much of the increase in construction. Now that single-family homebuilding is on the rise for the first time in a long time, this may cause the pendulum to switch back over to more home ownership across the U.S.

The first step to take before hosting your get together is to have your AC checked before inviting people over to your house, if you are able or have an older AC that might need some maintenance work. Just like getting your care tuned, it’s a good idea to schedule an air conditioning tune up. This will make sure your air conditioning unit is up to par to take on whatever heat summer will bring. An air conditioner tune up should include a check on the fan, a check to see if the coils are cleaned, and making sure there are no potential fire hazards due to any wiring issues.

The second thing you will want to make sure to do before your guests show up this weekend is to clean out your gutters. Not only will this help them function better, it will help with unnecessary leaks. Clean them out again once fall rolls around for the perfect twice a year upkeep schedule.

The third tip you will want to cover is to check the exterior of your home and check for any unsightly issues you wouldn’t want your guests to see. Clear away dead plants and shrubs from the flower beds, pressure wash the siding and patio, fix any minor deck damage and replace any broken lighting.
