New Home In Pittsburgh

Looking for a bit of flair to add to the patio of your new home in Pittsburgh that is different from other homes in your neighborhood? Concrete stain is a fast, simple way to turn an ordinary patio into an extraordinary, colorful surface that will make the outdoor space of your new Parry home more inviting. The stain is nearly foolproof to apply and if you are not happy with the results to the patio of your home, you can go back and apply a second or third coat to enhance the color.

What is concrete stain? Concrete stain is a water-based product that coats the concrete and becomes a permanent part of the surface. The stains can fade and wear over time, but a sealer helps protect the stained concrete of your Parry home. Stained concrete is different from acid stains, which chemically reacts with minerals in the concrete to change the color. Acid stains have fewer colors to choose from for your patio and it requires more steps in applying than the stain requires.

With concrete stain there are unlimited design possibilities. Use multiple colors of stain to create a distinct border or design on patios or the sidewalk of your Parry home. Concrete staining is a project that can be done in one weekend. One day will be needed to prep the concrete and apply the stain and the next day it can be sealed.

Concrete stain is available at most home centers and the color is added just as it is with paint. For instructions, the Internet has an abundance of how to tutorials. You will want to keep in mind that the color you choose for the patio of your Parry home may look slightly different after it is applied. Each patio will accept the stain a little bit differently. However, the color will be close to what you see in the store. The stain is semitransparent. It will not completely cover the surface as paint would. You will see the concrete through the stain, especially if you are using a light color.

Concrete stain may give the patio of your home the look that you have envisioned for the outdoor space of your new Parry home that you can enjoy for many years to come!

How to negotiate repairs after a home inspection

Categories: Buying a Home, Pittsburgh custom homes | Posted: July 19, 2019 | Comments Off on How to negotiate repairs after a home inspection

If you are like most buyers and sellers in the market, you probably are under the impression that the deal you get on your new home is done at the signing of the contract. However, there are often several places throughout the home buying process where you can make deals and save money, if you know where to negotiate and when. Parry Custom Homes, a local homebuilder for Pittsburgh custom homes, shares what to look for during the process of buying your new home and opportunities you may have to save money throughout the process.

The most common issues that arise in the home buying process are during the inspection process, because these issues normally result in another round of negotiations for credit or fixes that will need to be done to the home. Below are some tips you can use if you run into this issue when buying a home.

The first step you will want to take is to ask for a credit for the work to be done to your new home. Most of the time sellers are interested in moving out of their current home and into their new one, and sometimes repairs and slow down the process or just be a burden with so many other things on the plate of both parties.

This is also a benefit because you will have control over who does the repairs and what is done. The sellers might not choose the company or be as diligent in the repairs as you will. So it will be a benefit to you to include that cash-back credit at the close of escrow so you can use that money to complete the repairs that need to be done on your own after you move in. Doing it this way also saves a lot of time as well, if you are in a time-sensitive situation.

Be sure to think about your new home in the big picture. If a bathroom needs to be renovated or there is a leaky faucet or there is some damage on the floors that you will want to fix down the road, also take those into the negotiating room as a credit to fix this issues and help you offset some closing costs.

The next thing you will want to keep in mind is to keep your plans to yourself when it comes to doing your home inspection with your agent and the inspector. If your listing agent knows your comfort level and your intentions, that could come back against you in further negotiations. So play it say and keep plans to yourself during the inspection process.

Lastly, keep your eyes wide open when it comes to your original contract. Never agree on a contract price if it will be negotiated down after inspection. If your property inspection comes back without flaws, you will have no leverage to negotiate the cost down especially in a competitive market. When the market is as competitive and busy as it is now, attempting to negotiate after the initial agreement when no issues have been found can have the sellers looking to move on to the next buyer.

So be sure to go into escrow with your eyes open during the entire process. Your new home won’t officially be yours until money changes hands and the deed is transferred. So, stay on your toes from the beginning and negotiate where and if you are able. Taking these tips into considering during the buying process will help you less likely walk away with buyer’s remorse.

Easy moving tips

Easy moving tips

If you have plans to move into a new home this summer season, then with moving comes the challenge of packing up and moving all of the belongings you have collected along the way! Whether you are moving into your first home from an apartment or moving from your current home into a new home, anyone who has moved before knows that moving can be a major hassle and time-consuming feat. There are a lot of steps in the moving process and Parry Custom Homes, a premier Pittsburgh on your lot builder, shares tips on how to minimize the time you spend moving and make it as enjoyable as possible.

The first moving tip is to adapt the phase “out with the old, in with the new.” Even though you may not be getting rid of all your old items, take the time to sort through your items as you pack and donate or toss any items you no longer need. Not only will this leave you with less to pack, it will prevent you from bringing any un-needed clutter into your new home.

Another tip that you will thank yourself for doing while moving, is labeling each box you pack. It also is a good idea to note boxes that you might need immediately, like toiletries you will need right away or a coffee maker to use the morning after your move. The more detailed your labeling, the less time you will spend digging through boxes looking for things you need and you can even put each box in the room it belongs, based on what is inside.

Next, don’t be afraid to ask for help! If you decide to not hire professional movers, it does not mean that you still cannot ask friends and family to help you pack or unpack for your move. Round up a team of helpers to help make the move not only go more quick, but also more fun that doing it on your own. Plus, you can treat your friends and family to a dinner at your new home when it’s all said and done as a thank you.

Be sure to pack efficiently as well with the boxes you choose, by selecting the right boxes. If you have a variety of light-weight items, store those all in a large box. Opt for smaller boxes for your heavier items, to avoid struggling or breakage of the boxes while moving.

The final tip for making your move an easier one, set up the services you will need in advance. Before you move into your new home, go ahead and have your utilities, phone, internet and TV setup prior to your move in date or right after you move in. This will save you time and hassle post-move in having to mess with getting these things taken care of. You can also notify prior and new providers, of your address change at the same time.

These simple moving tips can make a world of difference when it comes to your next move.
