Should you list your home early this season?

If you are planning on selling your home in 2019, chances are you might be waiting for spring and summer to roll around before putting your home on the market. However, could you be missing out on selling your home quicker if you list it later opposed to earlier this year? Parry Custom Homes, a premier Pittsburgh on your lot builder, shares tips on when it might be best to sell your home this year.

Although conventional wisdom in the real estate world has always told sellers to wait until spring and summer to list their homes, it may not hold up to the current era we are in. Inventory has been at record lows, due to the high demand of buyers. More buyers in the market than homes, which is a huge benefit to sellers.

On the flip-side, buyer demand is currently abnormally strong for this “off-season” of selling, most likely due to the climb in mortgage rates that was seen come since summer. The new year is also expecting to have even more economic growth. So, if you are in the market to buy a home, it is most likely going to stay competitive.

However, the main push in telling buyers this year to sell their home earlier in the year is so they can then purchase a new home, since that is most likely the main reason sellers are selling their home in the first place. This allows sellers to have a better chance at getting into the buyer’s market if their home sells earlier in the buying season, opposed to later when their options might be limited. Also, as interest rates increase, waiting to sell could end up costing the seller more than selling sooner and locking in today’s rates for their new home.

The biggest challenge that will come with the growth in sales this winter will be inventory. The market overall continues to favor sellers, but that won’t last forever. Higher financing costs will eventually dampen demand.

So, if you are planning to sell your home in 2019, chances are being the early bird this year might get you the worm after all.

Timeless Designs For Your Kid’s Rooms In Your New Parry Home

Categories: Homeowner Tips | Posted: December 7, 2018 | Comments Off on Timeless Designs For Your Kid’s Rooms In Your New Parry Home

Teenage Boys SeriesIf your child is out of the infant or toddler stage, it is time to update their bedroom in your  new Pittsburg home.  Kids have interests and preferences and they should be considered in the theme of their own room.  Since children are continually changing, their bedroom needs to be versatile enough to change with them without having to continually start over from scratch with their décor. Parry Custom Homes, a premier Pittsburgh on your lot builder, shares tips on how to upgrade your child’s room to fit their own personality!

While primary colors are very common in kids rooms, they are far from the only choices to consider.  Neutrals such as taupe, gray and tan are a great starting point to design the room around.  These neutral colors give a room timeless appeal and can function for boys or girls rooms.  Neutral colors can be the backdrop to colorful accessories like bedspread, curtains or throw pillows. As an added bonus, they are also less expensive and easier to replace than expensive wallpaper or fuchsia colored walls.

One thing that needs to be thought of for your child’s bedroom, is the overall organization structure of the room.  It is important to plan a place for everything.  Installing a system for organizing and telling your child where to put things may have often failed you in the past.   Kids need help developing organizational skills, so it is important to keep it easy and then show them where their things belong.  There are many choices available for storing items for clothing toys and games.  Bins, baskets and organizers are readily available and you can take pictures of the items that belong in each bin and place it on the outside so your child know where to return their things.

Furniture for your kid’s room is one area that you will want to splurge on if your budget allows.  A good bed and desk that can accommodate homework or school project are invaluable.   This investment can follow your child through to their teenage years.

Help your child to create a room that displays their unique personality and the things that they love, making it a room they will love to spend time in.

Whether you tackle the room decorating yourself or hire a professional, the room planning process in your new Parry home is a great activity for parents and kids to do together.
